In addition, too often, operators must make a decision between paying significant tenant improvements upon the execution of a new lease or settling for a less than ideal property to avoid initial tenant improvement costs.
Our development model is often referred to in the real estate industry as “build to suit” (BTS). We do not mind using this term to describe our model but BTS can often mean different things to people in the industry.
To us, BTS simply means we eliminate all location startup costs for the tenant in exchange for the operator executing a pre-negotiated lease agreement with rent commencing upon certificate of occupancy (i.e., when the building is ready for operations).
In addition, BTS means we are developing properties that conform to the tenant’s needs by conforming and adapting our developmental model to their specifications and operations.
